Foreclosure & tax sale surplus recovery —
Some things
are meant to
come home.
When a home sells at a mortgage foreclosure or tax sale for more than what was owed, the extra money — the surplus — belongs to the former homeowner. We help you claim it through an attorney-led process, in all 50 states.

“the table is always set”
Plainly put
What are surplus funds?
When a property is sold to pay a debt and the sale brings in more than what was owed, the difference is called surplus funds — sometimes "excess proceeds" or an "overbid." By law, that money belongs to the former owner or their heirs. It isn't sent automatically; it has to be claimed.
Mortgage foreclosure surplus
Your lender forecloses and the home sells at auction. After the mortgage balance, fees, and costs are paid, any money left over is surplus that can be claimed by you.
Tax sale overbids
A county sells a property for unpaid property taxes. If the winning bid is higher than the taxes and costs owed, that overbid is held for the former owner to claim.

A letter
Dear neighbor,
Losing a home to foreclosure or a tax sale is hard enough. Many people never learn that when the property sold for more than was owed, the leftover money is legally theirs — and it often sits unclaimed with the county or court.
We started this work to be the opposite of that. To pick up the phone, explain things plainly, and treat your family's affairs the way we'd treat our own.
With warmth,
Ann McCleeary
How it unfolds
in three short chapters
- i.
We confirm what's owed to you.
We review county and court records to verify the surplus from your foreclosure or tax sale, then explain it to you in plain language.
- ii.
An attorney files your claim.
Your claim is prepared and filed through an attorney-led process — paperwork, court filings, and follow-ups handled properly.
- iii.
The funds come home.
We keep you updated until the court or county releases your surplus funds to you.
Our mission
